Selling real estate is not something you do every day. Most likely you've never done this before. Feel free to call our office and talk to an Account Manager personally about any questions you have. Here are the answers to our most frequently asked questions:

  • Who is Reliant Land Trust?

    We invest in vacant land, and have been since 1997. During that time, we have literally purchased thousands of properties. We hold most of the properties as long term investments.

  • Why did I receive a letter?

    We send our letters to people who own property in the general area where we are looking to buy land. We send out letters of inquiry to see which property owners are interested in receiving an offer to sell their land.

  • How did you find my name?

    We get all our initial information from the county Tax Assessment roll, a public document.

  • What parts of the country do you buy in?

    We buy property all over the United States, but focus in the western states. Currently, most of our interest is in Oregon, Washington, California, Arizona and Texas. We will consider any property in the United States, however, just let us know the county, state and Assessor's Parcel number and we will send you an offer if it meets our needs.

  • What sizes of property do you buy?

    We buy a wide range of sizes from small lots to over 640 acres.

  • How much will I receive for my property?

    Our prices vary depending on the exact nature of your property. We look at each piece of land on an individual basis and our prices reflect how much the property is worth to us. Factors that influence the offer include the size, location, condition and desirability of your property.

  • Why can't you give me an offer over the phone?

    We do not give offers over the phone for two reasons. The first is that we want to make the highest offer possible. To do so, we need to take the time to carefully analyze your property’s value. This takes a couple of days to put together. The second reason is that we like to give you time to think about the offer and consider whether you want to sell. We don't want to pressure you into making a quick decision over the phone.

  • How long will it take to sell my land to you?

      Rather than make false promises to you, we would prefer to give you a realistic timeline of how long it may take us to purchase your property. The process breaks down like this:

    • Offer Requested to Offer Received by you: 5 to 10 days
    • Accepted Offer Returned to Deed Received by you: 2 to 6 weeks
    • Deed Received to Check Received by you: 7 to 10 days
  • What costs are involved?

    You pay no costs or fees. All fees related to the sale of your property are paid by Reliant Land Trust.

  • When do I get my money?

    We will mail your check to you within 7 to 10 business days after receiving your signed and notarized deed. This is typically less than 8 weeks after you requested your offer.

  • Will the sale be closed in escrow?

    No, we do not close our purchases in escrow. We purchase so many parcels each month, that the cost of closing in escrow would be extremely high. In addition, we want the sale to be convenient for you. By handling the closing ourselves, we save you time and are able to make you a higher offer.

  • How do I know you'll really pay me?

    We know you've probably never done business with us before, but we have been buying property from people like you since 1997. Whenever we send you a document, including the Sale Agreement and the Deed, we send a second copy for you to keep for your records. If you are still nervous about the process, give us a call and we will work with you to make sure you are comfortable with us and with your land sale.

  • I own other properties that you didn't send me a letter about? Will you buy those too?

    We will take a look at any property. Just give us the county, state and Assessor's Parcel Number and we will either send you an offer, or let you know if we are not interested.

  • My property has a house or other improvements, will you still buy it?

    No, we do not buy properties with improvements such as houses, trailer houses, manufactured homes, office buildings or warehouses. We only buy vacant land. However, if your land has a small shed, driveway, or other small improvement, we may still purchase it from you.

  • I owe money on my property, will you still buy it?

    If you owe money on the property we will need to look carefully at your individual situation. Be sure to mention this to us, either on the online form, or when you call us, so we can do the extra research necessary on your parcel.

  • Some or all of the owners of my land are deceased, will you still buy it?

    It depends on the state where your property is located and the individual situation of the owners. Some probates can be handled by filing a few simple affidavits, others require an attorney to process. We will take a look at your individual situation and decide if it is possible for us to complete the purchase. If we do decide to buy your property, we will pay all fees associated with the probate and not deduct anything from your purchase price.

  • I inherited my property, will you still buy it?

    It depends on your individual situation. Please see the question above.

  • My land is in a very remote area, will you still buy it?

    Yes. We specialize in buying properties in areas that are remote or hard to locate. We purchase frequently in areas where the economy is extremely depressed. Often, the area has not grown or changed in 30-50 years, and we are buying property from private parties who are tired of paying property taxes on a parcel that is not appreciating.

  • I don't have the original deed to my property, will you still buy it?

    You don't need your original deed to sell your property, as long as the deed was recorded with the County Clerk and Recorder when you purchased the land.

  • I have never seen my land, will you still buy it?

    Yes, we'll buy your land whether or not you have ever seen it.

  • What is happening in my area?

    In most cases, we don't have any idea what is going on in the area where your land is located. This is not something we keep track of. Since we buy properties all over the country, it would be impractical for us to monitor real estate trends and improvements such as new streets and shopping centers, in every area where we purchase land. And, it doesn't matter to us in most cases. We sell some of our land quickly and other parcels we save for many years. So even if your property is in an area where values have not gone up, where no improvements have been made to the area, we will still purchase it.

  • Why did I get a letter saying you are not interested in my property?

    We take a look at all different kinds of properties. There is no property we will not consider. There are properties that don't fit our needs. The most common reason we will decide not to buy your property is because we already have several similar properties in our inventory.

  • How do you come up with the prices you offer?

    We take a look at a number of factors. We have purchased thousands of properties in the past 12 years. The biggest factor in determining the value of your property is the amount we have purchased similar parcels for in the past.

  • When we value your property, we consider the following:

    • Size
    • Location
    • Type and distance to road access
    • Distance to Utilities
    • Any special features of the property
  • What do you do with the property?

    We hold our properties as long-term investments. We purchase properties in areas that are not currently growing, and hold them until they appreciate. This could happen in a few months but most likely it will take many years. We still own properties that we purchased 12 years ago. We do not develop or improve the properties while we are holding them.
